Technically it is indeed under contract, but yes, contingent does not mean sold.

If ever you want to sell your house, beginning of the year is the time to do it. January always brings the craziest buyers who will pounce on almost anything. No one lists in November and December, so the buyers see some houses go on the market in January, and they act as though that's all they're ever going to see, and they must buy at that exact moment or they'll never get a house. The agents also fuel this by telling buyers to wait until "spring" (which in real estate terms, means January). People are also flush with new cash from year-end bonuses. Happens every year like clockwork.

Sold for $50k above asking so much for the people claiming this house wasn’t worth the listed price.

I love a fireplace, but that seems like a chunk of wasted corner space? Unless those are doors that open up to shelving storage?

Whatever the case the buyer didn’t care! I know you are just commenting, but every single Hill house is going to have some kind of oddity in its configuration. That’s why it was so absurd when people on this thread were claiming that normal quirks were going to doom the sale. Jokes on them, house went under contract immediately almost and sold for over asking. You really have to know the neighborhood before you assess these things and those of us who know knew this was a good house on a good block and probably even slightly underpriced.

Oh and in answer to your question - the fireplace looks like that because it is not just a fireplace but the vent for other appliances to the roof. So you can’t just take it out.
