Finally a half decent house on the hill

| I don’t understand what that fireplace surround is about, the lack of floorplan or virtual tour makes it hard to understand what’s happening, and it has no central a/c. That’s a huge expense or a huge PITA. But sure, it has some lovely details. |
Hill rowhouses all have the same floor plan more or less. |

I am also annoyed the agent didn’t pay for floor plans. I love to see the layout even if it’s very similar to other homes.
This fireplace is ugly and the kitchen needs gutted. No en-suite bath is too bad upstairs but the master looks large so perhaps one could be added? I’m not a fan of those sleeping porches for kids roooms and would want that removed and turned into part of the bedroom asap. Closet space looks lacking throughout. |
The fireplace surround matches the doors which appear to be original. The wood color also looks close to the floor color. My guess it looked a lot better with whatever decor it was created to complement. |

There's an app that does floor plans for free using a smartphone (cubicasa). Many agents use it. So when you don't see floor plans on listings, it's a sign of extreme laziness. |

| Nice house, quiet block, frustrating that it is in bounds for Payne but within shouting distance of Maury. Bad staging - grey is bad with that beautiful original floor. Surprising due to a generally good realtor. Overpriced for not having central a/c. |
Omg no central air? That's absurd. That's also a very pricy and burdensome install on a row house like this, it so hard to squeeze the systems into the footprint and enclosing all the ducts-- they will want to do it simultaneous with a kitchen and bath reno. Insane to me that someone could spend 1.2 on a house in DC without central air. |
| And I’m wondering if the lack of floor plan is because of the backyard - no mention of it or garage and the house is on a horrible corner with those poles for traffic calming so street parking is bad. |
| I stopped by the open house. It’s a great layout…but no en suite but there is a huge closet outside master which maybe could be a bathroom. Bedrooms are large but basement needs reconfigured. |

I hope that’s not staging. The house is fine - like others said it needs another bath upstairs and the kitchen needs to be done and everything repainted/redecorated which will be after air con goes in.
It is near the intersection with Independence which is a busy street, but near Lincoln park which is nice. Seems like a good size. |

Actually was on my open house tour this weekend.
It’s not awful, but some bad design choices for sure, this house was occupied for 40 plus years with not much done to update. It shows dramatically but on a decent block, too bad it’s a busy corner. No en suite is a deal breaker for me. |
