Regular families with a lot of home equity from the sale of the previous home, you mean? What HHI do you think would be required to afford a mortgage on such home after paying half a mil in downpayment? People living in 2.5 mil homes are upper middle class. Yes, regular people (as opposed to uber wealthy or celebrities or those well politically connected), but still high earning people

For larger houses, it's been like that in Vienna for a few years. You can still find good homes in 22181 for under 1.5M, though.

It's about 1 mil cheaper than Mclean. This home will cost north of 4 mil there. Looks like it's an area near commercial and close to businesses, walkable to whatever extent suburban areas can be walkable. I had been around there a few times, don't remember it well, nothing spectacular, but still convenient. Compare this to the prices of homes walkable to DT Mclean that are new construction and look the same. It's 4.5 mil.

This house will definitely sell.

Red brick is ugly unless you have certain style of home (usually classic colonial) that fits. This is some pseudo-Tudor mcModern style I see a lot now that looks terrible in red brick. I say this because I have seen these homes being built before they are painted. They tend to end up white with black or diff shades of greige.

I live in Vienna, on a great street with great neighbors. We all bought new builds when our families were on the young side (say between 2015-2021); houses weren't cheap but doable for young families. $2.5 million+ for 5-6 bedroom houses seems to me out of reach for young families (unless they had kids very late in life or have trust funds). Families with teenage kids will quickly age out of the need for a house that large.
