There’s some modest walkability for those living closest to 123 but the flip side is that Maple Avenue is horribly congested with cars. If it were a real town with a real grid it might be more interesting to walk there but it’s mostly just a bunch of strip malls on Maple one next to the other. Most of the hype is from people trying to defend the fact that they live in a suburb outside the Beltway and so far from DC. It’s near the end of the Orange Line, so basically the Virginia equivalent of Largo or New Carrollton. |
| This house is still on the market 2 weeks later. Which very much surprises me. We are in Vienna and just bought a new house a month ago, so I feel very familiar with how long things are staying on the market. And this is shocking TBH. I wouldn’t have expected it to be on the market for more than a week. Especially at the low price. |
I think the seller was posting in this thread trying to gin up a bidding war. Wouldn't at all surprise me if this is a case where they turned down offers at the asking price because they believed they'd get an offer for over $2 million. |

Beautiful house and lot. This actually is walkable to plenty of places, especially on Church St. Previous posters are clueless.
As I see it, the biggest problem is traffic. Lots of cars on Church Street during commuting hours, and Maple Ave is nonstop. Still, this price seems quite low. I do think it'll go a lot higher. |
Well, that pp was mine and I'm the OP and I'm definitely not the seller. I just live in the neighborhood, bought recently, and have been paying attention to the market, which makes me curious. Especially given how desirable that street is. |
| If it was on the other side of church or on ayr hill it would be amazing. But backing up to the Maple Ave. strip would be a no go for me. As others have stated, the amount of trash, noise and commotion from 7am to 9pm would be too much. |
| I honestly dont know what all the fuss is about 123. I have lived in TOV for the past 10 years and its like another other place that has a lot of shops etc etc..theres a trade off if you want to live in a town with 3 grocery stores, shops and restaurants. |
