Walkable Vienna

This price seems very low to me on this gorgeous Tudor a block from Maple. I would think this street would start at 2M.

Cute house, I like it a lot, but "walkable" here means strip malls along a traffic chocked street. It's not really urban walkability. I would say there is a premium being walkable to something in suburbia but people generally do not want to be right next to or behind commercial establishments. This house seems to back into a tire shop? Maybe this is the reason?

wow it's a steal. id wonder how it is being adjacent to just tires. maybe you could view it on a business day and see if it's loud or stinky. I'd imagine it's loud.

oh brother. The funny thing is, many "suburbia" towns are walkable to better places. Like in DC, is everyone walking to Whole Foods, Giant, Starbucks, Walgreens, Petco, Ledos, plus tons of restaurants and WO&D trail? No.

The problem with Vienna isn't the walkability, it's the driveability. 123 drives me nuts

"Urban walkability" is usually traffic choked streets. I honestly don't know what people expect.
It's a cute house, well located for Vienna amenities. I bet it goes over list.

Nope -- not just traffic-jammed 123 at all. All of the charm of the shops and restaurants on Church are right up the street. Walk to dinner at Evelyn Rose in 10 minutes.

Agree with the PPs that backing to commercial establishments is a deal breaker. Think garbage trucks, delivery trucks, etc. It’s great to be close to retail but not that close. Been there, did that, won’t ever do it again.

It’s only 3 BR, it backs up to a tire store, it’s all the way out in Vienna, and you expect someone to pay over $2M for it? I mean maybe someone one is that stupid, but geez.

Too bad all the character was gutted- no mouldings, bleached maple (probably engineered) flooring, country shiplap in the kitchen, a Louis IV fireplace in the bedroom. Basically a Tudor exterior, front door, and nothing else.

It's a big back yard though -- the house isn't that close to the retail.
