Did National Harbor real estate flop?

Anonymous
A lot of riff-raff in the area. You might as well live in Southeast.

Example is this one, which sold for $405k in 2017 and sold again for $399k in 2025.

What factors are causing National Harbor real estate to be flat/declining in value?

Have you ever been to National Harbor?

+1000 RIGHT?
Also, crime. Who wants to live next to the casino the location is just not desirable at all. I having a hard time wondering why you can't think about this and figure it out OP.

$792 monthly HOA fee
Location, location, location
Crime
Tourists
I would not live in that condo if it was given to me for free.

There simply is no draw to actually live in Nat. Harbor.

A week? A hour!

Rockville town center has this problem and so does National Harbor.
If these places want people to come and wander around on weekends to eat and shop there needs to be incentives. Paying to park when other places are free isn’t it.

The wharf seems to doing quite well and it was built in a bad part if DC. Probably just as dangerous if not more dangerous than oxon hill.

I wouldn’t compare it to the Wharf but I would compare it somewhat to Navy Yard. Before Nats Park was built it was a real dump. It still has excessive crime because of the housing developments in SE (there have been lawsuits about them, they have the most crime, esp violent gun and trafficking crimes, among all of DC’s section 8 and it is a severe ongoing problem). People however still want to live across the street from that.

They only see the shiny new. They clearly don’t care that people occasionally get shot.

It is a great place to live. My friends who live in PG and NH really like it. I live in DC, but would move to PG before I'd move to Montgomery.

Many people don’t agree with this statement. There is too much crime and not much to do nearby, the traffic is also horrendous. I tried to venture out and eat at a few restaurants in PG, but I gave up on this because they are almost universally terrible. Now, I stick to restaurants in NOVA and MOCO.

Same. Traffic is much less congested.

I went to a friend's party at the Gaylord about two years ago. As I was parking, I was floored by the cost. It was like $15 hr. I ended up staying for an hour and left. National Harbor used to be a fun up-and-coming place. It's odd that it fell off so quickly. Places like that take decades to decline, but it only took a few years there.

Condos everywhere flopped. National Harbor is fine.

WITW would want to live there?

1 million of us. Lol.

1 million people live in National Harbor? Best laugh I’ve had all day.

The townhome community behind the Gaylord and National Harbor is gated, with private security. Why do you think that is?

PP I responded to was talking about PG County, not NH, which is why I said 1Million. The population of PGCo. Keep up.

I don't think all of those 1 million people have a choice. The crime in PG County is really high. It's not safe.

Condos are all they have. And condos are terrible investments. I always kinda laugh at anyone who rents a condo, it’s such a waste of time and money. Especially in this area.

The crime is bad. Really bad.

Crime is so bad. The restaurants and stores are terrible. The parking is insanely expensive, and it is all coordinated so you won’t pay cheaper for a certain lot vs street vs Gaylord. I’m in OT and was excited initially for a new place to visit that was close to home. I would try it out and every single time it was worse than the last.

Even MGM sucks now. When they first opened they had a José Andres restaurant there and it was fantastic. But it’s gone. The stores in there are terrible. It smells like weed everywhere. Only good thing is the free parking but I don’t even want to get out of the car.

Its trashy op. Why dont you visit there so you wont have to ask us
