Did National Harbor real estate flop?

Friend was looking at condos in National Harbor and was interested to find that prices there have flatlined or even declined in value, not even considering inflation.

Example is this one, which sold for $405k in 2017 and sold again for $399k in 2025.

What factors are causing National Harbor real estate to be flat/declining in value?

Because National Harbor isn't desirable. It's a boring enclave that gets old after a week. No metro, no charm, PG county crime, and $800/mo condo fees.

There simply is no draw to actually live in Nat. Harbor.

Also new typically has a premium and without appreciation dwellings can depreciate as they age. Add on increasing HOA fees which is a problem with most communities it affects the price ceiling. If you can afford 3k a month that could be 2400 mortgage and 600$ HOA. If the HOA goes to 800$ and the quality of buyer interested doesn’t change, that means a 2200$ mortgage which will affect the price ceiling and sales price. Most condo appreciation is eaten up by the HOAs. Unless the area become more desirable or money inflates prices often barely move.

+1. Not an unusual phenomenon for new condos. Depicting it as something unique to PG County is being disingenuous.

Crime crime crime. And remember, PG County had to enforce a teen curfew because of mob fights, etc this past summer.

If you like the constant smell of weed and don't mind the possibility of being car jacked or being followed home from the casino and robbed.
