With the Downcounty Consortium, however, many kids (maybe even most) don't go to their home school. We live in Woodside Park and our kids go to Blair.

Is it hard to get into Blair if it isn't your home school and you aren't in a magnet? (I know the magnets are hard to get into).

What about Rockville? 20853 or the Manor Woods subdivision. Sidewalks, nice trees, a pool, few miles from Metro.

Well below $950K.

It's Rockville HS. Maybe not the top-rated in MC, but still in good regard. Plus, it's smaller than the others, which can be good for some kids.

Takoma Park? Feeds to good public schools, and $950 will buy a lot of house there. People are very friendly, and it's very convenient to downtown. Maybe not for you if you're scared to go east of Rock Creek Park.

Have you looked at Windermere (the older section) off of Tuckerman Lane in N. Bethesda? We're in Luxmanor, across Tuckerman, and you might be able to find something in Luxmanor in your range, but the prices vary widely. Both are by Luxmanor ES/Tilden MS/WJ.

In Takoma Park $950 will buy you a large old Victorian. The smaller victorians and bungalows are about $600 K. The schools are not uniformly great, although most parents are happy with Takoma Elementary, Piney Branch (somewhat more mixed reviews) and Takoma Middle School. Takoma Elementary has a G&T program and your kid would have priority in the lottery by living in Takoma Park. Takoma Middle School has a county math and science magnet. Parts of Takoma Park feed into East Silver Spring which has gotten much more mixed reviews, so check the schools listings.

FWIW - there's nothing on the market in Windermere right now. Also Timberlawn off Edson is a similar market with newer homes by about 10 years. Nothing on the market in that subdivision either - but I bet at least one house in one of those two subdivisions goes on the market in the next 4-6 weeks. There are usually 1-3 homes in those subdivisions that pop up during peak selling season. The issue is that most of the people in those subdivisions can afford to hold on until the peak of the season, so you won't see it until conditions are right.

Actually, I believe most houses in the City of Takoma Park are now zoned for TPES, which was just renovated and reopened this week. School boundaries were redrawn last year. Some houses are zoned for Rolling Terrace, which some parents prefer because it has an immersion program.

Consider Carderock Springs in Bethesda. It's in the Pyle / Whitman cluster, there's a real community feel to the neighborhood, the elementary school is outstanding (not diverse though, so there's that...), and I'd be surprised if you couldn't find a house in move-in ready condition for $950K. Most houses are midcentury modern, so you'd have to decide if you were okay with that.

A third for Woodside Park, Silver Spring (roughly bordered by Georgia, Colesville, and Dale).
