I think it’s a forgone conclusion that they’ll be in Arlington as soon as the lease is up at Navy Yard. DC is on a steepening downwards trajectory with regards to crime and quality of life metrics, and there is absolutely no indication of that changing.

This seems a bit bleaker than is really justified. The downturn on some of these metrics dates back all of two or three years. What makes you think it's permanent>

I just saw the Navy Yard Lululemon closed abruptly. I bet more establishments follow as flash-mob-type robberies increase. A friend works as a server at a restaurant in the area and the number of walkouts/dine & dash occurrences has increased by more than 120% over last year. That's massive.

My friend says the know exactly who is going to be a walkout but they can't do anything without appearing racist in the public's eye. The property lease is up in Jan 2025 and the group who owns the restaurant has already been exploring other locations outside of Navy Yard.

And that’s how it happens. Almost imperceptibly at first, in a lot of disassociated businesses, all during a short time. And no one is paying attention at first because everyone is still talking about it being the place to be. Then before you know it a year has gone by and suddenly you realize you’ve got dozens of shuttered first floor retail and resturant spaces. And then people start moving out or not renewing leases.

Yep, the Saltline ownership is ready to be gone from that location.
