Many of the people in that area send their kids to Arlington Traditional, St. Thomas More, or St. Ann. They are not the typical MONA types or have large extended families sharing the house. There is a market for everything, but no matter how much the price is reduced, the people who post on DCUM are not the target market. |

Why don't realtors tell their clients to take all of the family photos down off the walls? I'll never understand this. I read a study from a major focus group which said that family photos around the home was a major distraction for buyers, as they have to be able to envision themselves living in the home, and they found that difficult to do with some other family's faces staring back at them. I know it sounds silly and I personally wouldn't have any issues envisioning myself somewhere... but why would you want to cut off a whole demographic of people who don't have the same insight? |
I’m the OP who is a few streets over. We are in an option school and happy with it, and the family we bought from sent their kids to one of the Catholic schools. It is part of the Glencarlyn neighborhood which is a cute little neighborhood and the square footage plus garage plus larger than a postage stamp backyard have made me wonder why it’s not moving faster. But maybe I have Arlington blinders on. Wonder how things might change if companies and USG do start eventually pushing return to office and commutes become a factor again. |
That house is loosely in the Glencarlyn neighborhood that is on the south side of Carlin Springs Road from 1st to 5th Road. it is squeezed into a cul-de-sac behind the elementary school and middle school. If it were in the actuall Glencarlyn neighborhood, it would have a better chance of selling (but not at that price) because that neighborhood is quiet and all the streets terminate at the park. |

I agree it’s 100-200k overpriced. I don’t mind the location or interior but the backyard is small and the front of the house is ugly. |

Oh dear. It's fine to do FSBO, but you really need to offer 2.5% otherwise buyers agents will do everything they can to convince their clients to avoid your property. |

It’s Mid.
1. It’s South Arlington. I have a similar size house on an L street, but in the single digit North streets and schools matter - we’re zoned for Swanson, not Kenmore. 2. It’s dated. It’s not old enough to warrant a major renovation, but not new enough to be stylish. 3. It’s mid-size. Not small enough to tear down and too big for an addition. 4. It looks like it’s been updated, but everything looks Ikea/Home Depot/Builder Grade. People want more aspirational styling over $1M. This is where a stager could have really helped. |
