They are still looking to sell, make an offer! I'm guessing they will take less than 10 mil

Although they seem to have realized that they can only actually fit five homesites on the land. They do have a concept for putting six there, but would require special permission from the county (and I guess a privately owned cul de sac that would be controlled by a HOA).

actually, looked at the permit Arlington site, and they have an application from April to build a 14,000 sq ft house, with a pool (estimated construction cost 10 million...)

the applicant is "praxis capital" which looks like an investment firm, wondering if they are building it on spec

also there's a neighbor complaint from two weeks ago, complaining about the construction lol (and that they didn't see anything on the EHO but it looks like its a multifamily house because foundation is so big.

Ha. If I were them I would either build multi family housing or see if I could turn it into a group home. Maybe for returning felons or drug addicts

I mean if their goal is to actually make money then that won’t be the best use of the land. If it were me I would build two gigantic McMansions. The ones on 26th rd N sold quickly for close to $4M each and have inferior lots. I don’t think the lot itself is very appealing for multi family because it’s not walkable and is pretty far even from bus service.

There isnt a privately owned residential house in Arlington thats worth even 8 million. These clowns estimate 10 million to build a house there. Dumb. And no one will pay $4 million to live on the side of that hill with 2 or 3 or more other new houses there.

There is a covenant on this property. Why aren't the neighbors suing the developer?

As I mentions above there is an active permit for a new single family home. From permit permit Arlington

Provide description of all work including the location of work activities: New Single Family Home Construction, including detached garage and pool shed.

Provide the estimated cost of work being done under this permit?: 1000000

What is the total square footage of the new structure(s)?: 13794

For all the PPs up thread who claim MM was ‘voted on’, it wasn’t. The board ‘decided’ to ram it through and is in litigation over MM.

Unless this lot gets subdivided for SFHs, no path for multi units at this time.

Building on a sloped lot like this isn’t just about the house footprint — the grading and full-depth excavation for the foundation and garage can add a lot to the scope. If you check listings on Har.com and see homes on similar terrain, you’ll often see higher site prep costs baked into the price. Always ask to see the grading plan and accurate cut/fill numbers.

Really? Bc my non-white husband and I live a neighborhood over and he is frequently pissed by people assuming he is a service worker - both neighbors and other workers/strangers coming to the house.


My DH is the whitest white man but
he is the only man below 60 in our neighborhood who does any kind of yard
He is asked — often in high school
Spanish— if he has any openings in his schedule.
