Beach house dreaming -- where would you buy?

OP, do you have kids? If so then the 8-12 hours travel time won't work. You'll rarely use the place with being tied to the school year and the kids' sports and activities. This is why people pay $$$ for Rehoboth and Bethany. You can go just for the weekend or even one night. People buy there then do a winter vacation to some place warm.

My best beach house location is Southhampton NY in Hamptons walking distance to LIRR train to Manhattan and to town. There is also Jitney stop walking which is express bus to Manhattan. You can leave your car at house.

I would take Acela to Penn Station NY then switch to LIRR Cannonball express to Hamptons

If you want to use it year round, you need to go south. Hilton Head is about as far north as you would want.

This is way under budget, but I would buy it in a heartbeat if I could get more time off. Definitely upgrade it some. Almost $1200 in condo fees but that includes outside maintenance and insurance.

The presence of reliable estate managers matters more than restaurants imo. A well run condo is more manageable.

This nonsense is spammed in all of these threads. What are you, an Airbnb kingpin or a condo broker? Your second home is always a ticking time bomb of maintenance!!!!!

Not really. Go north OC and mid-town you'll get a better price and nice beaches.

Yep, this. So much OC hate from those who haven’t been there in 30 years. Anything north of the 90 bridge. We embrace the quirkiness of OC, plus it has better dining, bigger beaches, and absolutely killers sunsets over the bay. Rehoboth and Bethany can’t compete.

So the sun only sets in Ocean city MD?

It sounds like OP is looking for year-round warm weather, so like The Keys or whatever.

This must be a joke. Please tell me what restaurants in OC are better than Rehoboth? Fwiw, I like and go to both places. They are nothing alike though.

Isle of Palms - fly toCharleston
Amelia Island - fly to JAX

8-12 hour drive along 95 can easily add 3-4 hours with traffic though.

Year-round warmth or year-round things to do? It wasn’t clear.
