OP here. How do you know that it will be torn down? If our offer would have been accepted we would have lived in it, not torn it down. Arghh so frustrating. Its so tough to buy in this area...the developers are buying up land so fast in the desirable areas, tearing down the houses and building new...which prices me out of an otherwise affordable home and area. |

realistically- I think it will be torn down. I don't have any insider information, but I would imagine that it was sold to a cash buyer- possibly above list price.
The listing price was essentially the value of the land. While you might have lived in it- the land is just worth too much to have that small cruddy house on it. |

Not familiar with bulding codes in Arlington, but 4700 square feet seems like a very small lot for a new build. |
| OP, I'm sorry that you are once again falling victim to DCUM snark. I live near that house and the trend in that neighborhood for the past 1-3 years has been to tear down the older, smaller homes (some of which, to be fair, are in poor shape) and build something bigger on top. We are looking in the $600k price range and are also competing against cash buyers who will tear down a place that we would actually be living in. It is incredibly frustrating and it does disappoint me that N Arlington continues to become more and more unaffordable by the day. All of that said, keep your eye on that neighborhood if it is one you are interested in because other properties may become available. I wish you luck. |

| It is in fact in Hall's Hill, which is obviously scary to many on this site but is the last place in N Arlington that offers any SFH in that price range. Also it's unclear to me why that's such an awful neighborhood. |

"History of High View Park & Hall's Hill High View Park, originally known and still treasured as Hall's Hill, is the oldest enclave in Northern Virginia that was settled shortly after the Civil War by newly freed slaves. The community's origin derived from two distinct names. Halls Hill, initially singled out as the upper section of the community, originated from a portion of the estates of William Marcey and Bazil Hall, who sold most of his land to his freed slaves for about sixty cents an acre and from whom the community takes its name; High View,Park, was referred to as "the bottom of the hill" or lower section of the community, until 1965 when it was renamed to include the entire area because of its spectacular view in the County.
