| OP I don't recall if you mentioned your price range. Keep an eye out in 22201 - I recently bought there in the $500K range (not a tear down candidate as it is a duplex). There is not much inventory but worth a try to keep an eye on those duplexes. Two places were on the market in the last 3 months (one of them mine). |

Looks like there have been 14 homes sold in this area recently so somebody clealry finds it desirable to live here...despite the "Yikes" poster:

| I have driven through it, walked through it, jogged through it, pushed a stroller through it...I live about 1/2 mile from there and yes, one of the 2 homicides in Arlington happened in that neighborhood last year. It does not look like Fairfax although there are McMansions scattered throughout. Yes, it's true: brown and black people live there. This does not make it an undesirable area in which to live. If you think it does you are a racist. And I'd be interested to know how the crime stats compare to Georgetown, Capitol Hill, and other areas where people pay far more to live. |

Op, with so many knockdowns happening, it is so much more desirable to sell to someone with the money for a complete knock down. Most of the additions out there are ass ugly and an embarrassment to any neighborhood.
The close in suburb neighborhoods want to move forward, not backward. |
