Why hasn't this 20814 house (under $750k) sold?

I must be missing something. For that price in this location, inside the beltway, I was expecting a dump. But although small, it's cute - don't like the bedroom configuration, and the kitchen is dated, but the lot is nice and it is tidy and pretty. Sunroom would be great without the weird carpet.

Thoughts?

I actually think it's overpriced -- split level (never as desirable as colonial or Cape Cod), no garage, random kitchen cabinets, so-so white appliances, looks like one bedroom might be below grade, sunroom looks like one of those cheap pre-fab jobs.

Because it's not walking distance to metro or downtown Bethesda, as is much of 20814. You can buy for that price in East Bethesda.

Listing agent is Help-U-Sell which just takes the owner's price and photos and charges a fee to put the listing in the MLS. FSBOs are always overpriced.

I didn't check the lot size or where it is on the block, but this would be a great tear down if the price was lower. It's not walking distance to downtown Bethesda, and it's not Whitman. However, for the right price, it's a great location. WJ, close to wildwood, beltway, 270, metro, still Bethesda and close to enough to downtown Bethesda, but also convenient to Rockville.

Splits will never be as valuable. Especially one that isn't recently renovated or updated with current and moderate to higher end finishes.

Cheap flip? Or at the very least, quick and cheap cosmetic fixes with crummy "staging"...which makes one wonder if the house had been neglected.

Op here, thanks to all. Hadn't quite seen that meh factor about the neighborhood, and underestimated how much ppl don't like splits.

+1. I did notice it was initially priced even higher and the price dropped. I don't think the house is awful but I think at that price point, location and amount of space, it would need to be more updated. Also, within the land of split levels, some people prefer all the bedrooms upstairs rather than 2 up and 2 down. .. there may not be a clear master bedroom besides having the kids on a different level.

You should compare prices in Alta Vista of other split level houses that sold and look at the sq footage, garage, and amt of updating.

The traffic on surrounding major roads is awful. For me, that's a deal breaker.

House seems fine; price seems a little high ... but it always does.

Alta Vista is not really part of Bethesda (my opinion). It's on the way to Rockville Pike.

A tear down on a bad lot at that price or a 2 br only.

It's overpriced and the neighborhood it is in is closer to Rockville pike not Old Gergetown Road. Even with the sunroom it is probably worth around $675. Owner seems reluctant to come down on price or accept low ball offers.

It should be closer to 700. I personally like splits because they feel a little more open than colonials.
