2013 property tax assessment

Just got our statement and our assessment went down by about 15% but prices in my neIghborhood are steady and climbing. Will this new assessment negatively affect our desired selling price when we list in the Spring?

We had the same thing happen. Didn't calculate % but it went down.

What state are you in? Some states like maryland have lagging indicators

Your assessment is based on sales in 2011 not 2012. Prices were just starting upward in 2012.

Our assessment went up by 20% here in Bethesda which really infuriates me. The assessment is much more than I know the house is worth on the open market right now. My appeal last assessmenat was shot down even though I provided sales comps so I'm not sure if it is worth the trouble again.

Has anyone had success appealing their assessment in Mo Co?

For Bethesda residents, when did you get yours? I wonder if DH threw it out with the junk mail we were flooded around Christmas.

OP here - we are also in close in Silver Spring. Weird. Do you think this will impact our chances of selling at our desired price? PS - we received our statement on Dec 31

As someone who appealed in 2011 using 2011 comps, it's annoying. I haven't looked at2012 comps but my guess is not that large of an increase.

But in general yes-we live somewhere we expect homes to keep value, a mile from the DC line.

OP, no it won't affect your sales price. Be happy with the lower assessment.
