Assessments and what you list/sell your house far are never related.
It's the bank's appraisers who determine what your house is worth. They look at sales in the last 3 months, usually within a one mile radius.

Be happy when you assessment goes down as it = a decrease in your property tax.

A buyer may try to use it in negotiation, but ultimately the market will decide what the house is worth and not the green eye shade guy from the county.

I've had friends succeed and other fail at their appeals. I'm in Bethesda, too, and shocked at how much higher our assessment is this time. I'm definitely appealing.
