want to find a house around $500K/$550 in Woodson district

Is there such a thing? Can anyone suggest neighborhoods? We prefer one with an HOA and we need a garage.... Not sure we can find something for that price.

We sold a house in Willow Woods for $425 last year. No garage (most houses there don't have them), and no updates. But big lot on a cul de sac in 22003.

Why Woodson? Can you tell me what makes Woodson better than surrounding schools like Lake Braddock or Robinson? I don't get the hype, seriously. High performing kids in all those schools are going to do well and Woodson is bursting at the seams.

Woodson is well under capacity, unlike Lake Braddock or Robinson. Not sure what you're talking about.

To the OP, there are many areas in that price range. Look in particular in the Canterbury Woods, Little Run, or Olde Creek boundaries. Mantua and some of the Wakefield Forest area will likely be a little too pricey.

Robinson is just over 90% capacity as is Woodson. So, those things being equal, tell me what the appeal of Woodson is?

those schools are too far from the metro and our work.

It's much closer to our work and is a good school.

When I looked last year, I considered Woodson and Oakton, but not Robinson or Braddock, because I commute into DC via metro and already lived near Vienna metro, not too far from Woodson and Oakton. Robinson and Braddock are good schools, but they were too far out for me.

I did see some houses around $500K but the nice ones went pretty quickly. They were mostly ramblers and split levels, but decent plots of land and mostly renovated. The ones I saw all seemed to be off of Little River, around Olley (Ollie?) and not too far from NOVA and Woodson HS. (I quickly gave up on Oakton - more expensive housing stock than Woodson.)

Thank you. Yes, I am in similar situation. I live very close to Woodson now, but we are in a different school district that is not so great. And we like our commutes from our current area and Woodson district is not far. I will take a look near Olley Lane. Did you ever find anyting?

The new Woodson HS area just outside the beltway is probably some of the cheaper housing, but not too many garages and not much inventory right now.

What school district are you in now PP? Annandale HS? Fairfax HS? Woodson wouldn't be a panacea to either of these situations (although arguably moreso for the Annandale situation than the Fairfax)

OP here, the kids in my neighborhood say terrible things about the public schools -- esp the high school, so I am scared!
