Its a good house for a family and has access to alot of amenities. Yes, its adjacent to the main street, but it also comes with perks that you are near the Custis Trail which can take you to Ballston within 10 min to the metro or 15 to Ballston Quarter. Its also in a desirable school district, walkable to St. Ann's parochial school, or the Escuela Key if your kid wants to attend one of those other options. You can also get by living on 1 car at this location which many of my neighbors have done over the years. For those that want walkable location with good schools, this is it and you have 5 bedrooms.

Ugly, on major street, in need of tons of maintenance. And take a look at streetview from George Mason Ave -- all the cars are looking into your backyard and all those back windows as they drive by. Hard pass.

First, I want to put this out there. The Realtor (tm) did a great job of getting the out of control yard to look normal. All street crossers and left-turn-makers are very happy with the yard changes.

I mean I don't like it but it's not priced above market for size and location I don't think. Everything is pretty much $1M+ in these parts these days so it's not crazy. We saw a house that was $975k in Arl and it was like a shack with 3BR about 1/2 this place and even dumpier! It's crazy but $1M really is baseline these days.

I agree with this
A good livable house, nice size for a family, awesome yard and right by a great playground and community. Walkable to fantastic schools - the price is a steal IMO

I rented a house up the street when we were in language training. I only met the older mom and her three daughters. All are very accomplished and lovely. One daughter lived in Arlington and the other two lived out of town. Caregivers lived in the basement. They offered veg from their amazing garden to neighbors. Otherwise we saw little of them. It looks like they removed the ramp from the front of the house. I would love to buy this house and gradually renovate it, but we have overseas posting for many more years

I am a consular officer and many people tell me how lucky Americans. They have no understanding of how most of the world lives at greater relative cost

The most off-putting part about this house, IMO is the OP who sounds like a neighbor. This is a great price for a large lot walkable to metro. The only downside is the school zoning - we had a friend who lived down the street and at the time the school was zoned for McKinley, which was far - maybe Cardinal now? It’s a hard location being bound by GM and Wash Blvd, but it’s priced accordingly, I think.

Agree about the location, but we live on the diagonal street between between 11th St and Washington Blvd. It is about 2 blocks away from Washington Blvd. Noise is not from Washington Blvd but George Mason Dr. Our house was in much worse condition when we bought it and we gradually renovated but did not expand it. We have 2 elementary school kids and it is comfortable. We wanted a beach house and spent our money there.
