Let's talk about this home in my neighborhood VA-ARL

First, I want to put this out there. The Realtor (tm) did a great job of getting the out of control yard to look normal. All street crossers and left-turn-makers are very happy with the yard changes.

Second, I think the price is too high. What is it? A sweat equity situation? A sub-let money maker? If yes, ok but who with 1.2M is going to want it?

Is it a tear down? Not at 1.2M, I don't think and while the lot is large, it's on a curb which makes the ...thingies larger (how far back from the street the building needs to be..setback?)

Third, why didn't the current owners go one extra step and re-finish those wood floors? I think it would have shown a lot better.

Finally, I hope it is obvious, I am not a relator, or the realtor, nor am I in the market but this forum can be downright snarky and fun.

It's not my dream home, but I don't think it is that bad. It could use some updates, sure, but it's fairly spacious and doesn't have carpet at least.

OP here. My first thought was that live-in basement. If my kids don't launch, maybe I need that.

Looks like a perfectly fine, if dated, house to me, with limited curb appeal but a nice sized back yard with potential. I would not want sellers to do a floor refinishing in a house I’m purchasing. They have an incentive to do a cheap job on something that needs to be done right, and I might be replacing the floors, so that’s just a waste of money for all concerned.

Not sure what you mean by the street crossers and left turn takers being happy with the landscaping.

The landscaping was overgrown, blocking the side walk and views while turning left from the street in front of their house.

Think OP clearly meant that the neglected yard was growing over the sidewalks and making it hard to walk, or to see around the corners of driving. Really?

From pics it looks like the previous owner rented out the basement separately, so maybe that’s being factored into the price. But yeah. For that money you can buy so much more, and better.

What is this like $373/sqft? Reasonable.

10k sqft lot in Arlington? Great.

Rental income in basement? $20k / year is pretty sweet.

Be careful pulling in that driveway, it looks like you could drive over the edge. And there's only room for two cars, so coordinating parking with basement rentals could be tough. I can't quite read the sign in front of the house but assume it says no parking from there to the main road.

it could be lived in by someone scrapping by to live there, the stivers but its also a teardown. poor investment to reno but i guess they enjoyed more room.

The owners bought it in 1978 according to the link. My guess is that it is priced at the highest level to still be a teardown, given the location and size of lot.

I’m sure whoever buys it will consider the cost of doing the floors. Sounds like an elderly owner or an estate situation and they’ve done the bare minimum to make it sale-able. I can’t speak to the price because I don’t know that area very well, but it seems like a decent house.

You seem to want us to be snarky and mean about a perfectly decent house.
This one ticks a lot of boxes for middle-class families: decent number of bedrooms, big lot, great school district. Needs some updates, but certainly appears liveable from the pics.
