I was planning to buy this year but will wait until the Woodward boundary studies are finished in March 2026. The neighborhoods I'm targeting (parts of Chevy Chase, Kensington, and Bethesda) might be affected and I would hate to pay WJ or BCC neighborhood prices to be rezoned to Blair or Einstein or something.

That's not the right reason, PP. If you buy west of downtown Bethesda, there is no way you ever be zoned for Silver Spring schools. MCPS doesn't do long-distance buses, because it's costly and traffic is horrible. There are very few exceptions to this, namely, a certain tiny low-income Silver Spring enclave that currently attends BCC, and the magnet and special program buses. The "rich" will never get bused long-distance to the "poor" schools. The reason you should wait a bit is that prices are likely to drop a little more. Maybe not by huge amounts, but for the first time in a very long while, it might actually be worth waiting. |
Stop. You know how many schools have a Great Schools rating of 3-5 in this county? My one daughter who was academically motivated but had no social life(she was an egghead) did fine in a "3" school. But my other daughter, who is just as smart, but more socially motivated, failed the SATs (combined scores in the 700s) even when she was getting A and Bs. We had to pay for her to retake algebra and english at community college where, after 3 years there, she did well enough to go onto UMCP and is doing great today, no thanks to her HS which costed us more tuition money to catch up. |

We're currently zoned to Gaithersburg HS out near East Village ave/Laytonsville area, but that could change. Our houses can run 100K lower than G-burg houses on the west side of 270 simply because of the school, but traffic is so much nicer over here. We got a full price offer. |
