I was planning to buy this year but will wait until the Woodward boundary studies are finished in March 2026. The neighborhoods I'm targeting (parts of Chevy Chase, Kensington, and Bethesda) might be affected and I would hate to pay WJ or BCC neighborhood prices to be rezoned to Blair or Einstein or something.
That's not the right reason, PP. If you buy west of downtown Bethesda, there is no way you ever be zoned for Silver Spring schools. MCPS doesn't do long-distance buses, because it's costly and traffic is horrible. There are very few exceptions to this, namely, a certain tiny low-income Silver Spring enclave that currently attends BCC, and the magnet and special program buses. The "rich" will never get bused long-distance to the "poor" schools. The reason you should wait a bit is that prices are likely to drop a little more. Maybe not by huge amounts, but for the first time in a very long while, it might actually be worth waiting.
If you see a house you want buy it. Do you want to move with a before school move in? Buy a turnkey home soon.
