Op, you need to check on agents' fees too since you would be paying buyer's agent fee for the purchase. It is easier to do your own online search rather than paying tens of thousands of $s on top of your downpayment and other fees.

OP I think you should spend some time narrowing down your preferred neighborhoods and your budget.

Some of the neighborhoods with very low inventory have agents who might be worth hiring for their contacts, but no one can be the insider for such a large area and for all the price points within.

Once you have that, look up sold comps for the last year and call the agents who pop up repeatedly on either side of the transactions.
