How much for a two story addition?

I know this is guess work, but what is the ballpark for a two story addition? It would include expanding and updating a kitchen, expanding a master bedroom, and updating two bathrooms.

We've discussed this before. Those prices are completely ridiculous. These PPs have been robbed if they paid that much for a basic two story addition. What size are you talking about?

The entire rebuild cost for my house (relatively small, 1300 sq feet) is about $250k.

What size addition are you looking to do? What are your expectations of the kitchen? For an addition a working estimate is $150 a sq foot but this depends on structural issues plus whether there is new plumbing, new HVAC, high quality finishes etc. You can spend anything from about $3k (paint and new Ikea cabinets) to $50k (stuctural changes, custom built cabinets, granite etc) updating a kitchen so it really depends on what you're looking for.

PP the upper end of your kitchen range is pretty middling. We got a cabinet estimate for $85k. We got different cabinets but they were still a lot. Appliances can easily run $25-50k for high end. That's why these requests for estimates result in such wide disparities. We spent $600k but did an expensive kitchen, 3 bathrooms, major interior structural changes, exterior stonework, etc. Could we have done it for less? Sure. But we chose to do what we wanted.

I agree w 9:52, anything starts at just over $200 per sq foot. Depending on tastes, a kitchen re-do, w just new cabinets, sinks, counters and appliances in the same place could easily be close to $100K. Since you are expanding a master, and updating 2 bathrooms also....

Shouldn't cost more than $200K unless you had major structural issues.

Just about to start an addition of 780 square feet, two story (which includes family room and upstairs master bedroom with master bath) plus conversion of one current bedroom to two walk in closets. Whole house HVAC (add HVAC to current house circa 1925 plus HVAC in new addition).

Price: $126K in upper MOCO

Thank you for your opinion. I didn't want a McMansion, I wanted high end finishes and major changes on my existing house in an expensive close in neighborhood.

The OP asked for ranges and I gave her one. You could provide useful advice if you so desire.
