okay so I got home tonight (I rent a seperate 2 bedroom basement apartment) and there is an eviction notice stating I have to be out on Feb 15?
its Feb 4th. my rent is due on Feburary1st (my check didnt show up yet so it should be here monday planned to pay it then not great but not horribly late )
Is this legal can he just tell me I have to be out on the 15th because my rent isnt to him on the 4th?

| If you live in DC I know it's not that easy. There are strong tenants' rights rules in the District. VA and MD... I have no idea. I hope not. Good luck! |

maybe your landlord is tired of the money being late "but not horribly late."
Chances are, you have very little protection because you are in a private home. If I were you, I would talk to your land lord and negotiate a longer time before you have to leave. |

You don't have to go anywhere. He has to serve a 5 day pay or quit notice first. Then you get a court date - at least 30'days out. If you pay he has to find another reason to evict, which takes 30'days nOtice.
You don't have to gO anywhere right nOw. He cannot lOck you out or turn off you electricity. That is against the law. Signed, VA landlord who it took 3 mOnths to evict a nOn paying tenant. |

are you kidding me? be an adult and pay your obligations on time. so with your reasoning, landlords should only rent if they are not counting on the $ to make ends meet. grow up. |

DO what!! Not every landlord is in the "real estate business." DH and I have a house in the state we used to live from that we cannot sell. Property values in that neighborhood were destroyed; about 7 "for sale" signs in a neighborhood of 20 houses. We rent here because of this, but rent out that house not to make a profit, but just to pay the mortgage. The first two tenants we found would be late all the time, eventually leaving town in the middle of the night (literally) owing 3+months of rent and outstanding utility bills we'd have to clear up before new tenants could move in. We FINALLY got a decent one in there last year, but he can't quite cover the entire mortgage so we are still $140 out of pocket each month. We are NOT doing this to get rich or make money off poor people, we're just trying to keep from having to pay a mortgage AND a DC rent. So, yeah, a renter routinely paying late or not at all in that situation DOES make money tight. |
