DO what!! Not every landlord is in the "real estate business." DH and I have a house in the state we used to live from that we cannot sell. Property values in that neighborhood were destroyed; about 7 "for sale" signs in a neighborhood of 20 houses. We rent here because of this, but rent out that house not to make a profit, but just to pay the mortgage. The first two tenants we found would be late all the time, eventually leaving town in the middle of the night (literally) owing 3+months of rent and outstanding utility bills we'd have to clear up before new tenants could move in. We FINALLY got a decent one in there last year, but he can't quite cover the entire mortgage so we are still $140 out of pocket each month. We are NOT doing this to get rich or make money off poor people, we're just trying to keep from having to pay a mortgage AND a DC rent. So, yeah, a renter routinely paying late or not at all in that situation DOES make money tight. [/quote]
