It's crazy that we were just discussing this! 350 units is a big building! Maybe that will encourage someone to do something about the Barcroft apartments across the street. Jeez they are ugly. |
I'm hoping for Wegmans..... But I don't think the lot is big enough. Honestly, I'd even be excited for an Aldi. We've got Mom's pretty close and all the other standard markets within a mile. |
Wegmans... We can dream! |
|
OMG, did you all actually read the article? 350 market rate units? Market rate in that area mean cheap. That means more cheap housing. Don't we have enough? WHERE ARE THESE KIDS GOING TO BE EDUCATED? This area feeds into Barcroft, thst school is totally exploding with the new low income housing just built and there will be no new classrooms for thst school. What the hell?
How do we protest this? I want a grocery store too, but arlington cannot keep stuffing people into this area. |
|
Damn, you are right. A six story building of "market rate" housing. isn't Barcroft apartments market rate too?
A decent grocery store isn't going to rent if the housing is too cheap. Just like the place on dinwiddie, empty because no profits for stores with cheap housing. The money from the developers comes from being slum lords, not commercial rents. |
No sweetie.... " market rate" is not " market rate affordable" Yes, it will be a big complex of brand new high end units fetching top dollar. They are using the form based code, and that means that they either have to set aside a small percentage of units for affordable housing, or pay into the affordable housing fund. Either way, this apartments are not going to be affordable compared to what is across the street at Barcroft. |
|
Sorry sweetest, but market rate for the corner of GM and Pike is not going to be high or luxury by any means. Perhaps not as "affordable" as the slum across the street, but no one is going to live in that ugly busy corner surrounded by cheap housing, send their kid to an overcrowded title I school and pay top dollar. Perhaps if they got rid of the rental truck parking lot, 7/11 and ugly strip mall across the street they could attract some middle income people.
|
i'd move in immediately if they had 3br/2.5ba units available. and our HHI is exactly the arl. avg. it's a great location if you 'live' your life in S Arl. |
Ever checked out 5500? |
Wow - you mean we are going to get brand new units in an attractive mixed use building that middle class people can afford? I will believe it when I see it. As for the schools - I doubt it will get families with children. It will get singles, DINKs, and empty nesters. |
Of course they haven't. They probably don't know what it is. They also haven't looked into the Pike 3400 apartments that will be located at the next intersection up. Those would be studios for 1600 up to two bed two bath between 2600-3600. 5500 Columbia pike is located even further down the western end of the Pike and commands the same scale. This new building at this intersection will be priced similarly. Please compare that with Barcroft across the street. I believe a three bedroom can be rented at 1500. Yes, that's right honey. This new building will have studios that rent for 1600, and across the street there are crumbling garden apartments that rent the same price for a three bedroom. All that means is that Barcroft's days are numbered. Look to see this part of the Pike developed along the lines of Penrose. |
I agree with this. They are planning on 350 units. That seems like mainly 1-2 bedrooms. It would be great if they would include some 3 bedrooms. It would be nice for people with children to have more options in the county. In know the schools are crowded... But I think Randolph is slightly under capacity. Those kids could be zoned there. |
| So what are the odds on Barcroft going bye bye? |
They would rezone first. |
it's actually zoned for Randolph already for those opt out of the full-year schedule (or whatever it's called) at Barcroft. |
