neighborhoods in NoVa where you can walk to stuff

I am the person who was asking about walkable Vienna. DH and I are in the preliminary stages of finding a new home/selling our current home, and have started researching neighorhoods in NoVa in which to live. One thing that I really enjoy is being able to walk places--it seems that everyone has a different definition of walkable, but mine is just that. Being able to walk places. Starbucks, restaurants, grocery stores (even just a 7-11 will do), other kinds of stores--I just like being able to go somewhere other than my house without having to get into the car to do so. To give more insight into what I am looking for, I have lived in the Courthouse section of Arlington, and loved it, I lived in the Skyline area of Falls Church/S. Arlington and loved the area by car but didn't walk much because I got a lot of psst psst from helpful gentlemen I passed as I walked which made me feel uncomfortable, and found Columbia Pike/Rte 7 very busy, and challenging to maneuver via foot near where Rte 7 and Columbia Pike intersect. Old Town Alexandria is also great, however our price range is $600k so clearly it is out of the question.

Can I get some suggestions as to places--such as Vienna--where you can walk to stuff? I am not adverse to the planned communities like Fairfax Corner or Reston Town Center, however those two locations seem to only be in walking distance to condos/apartments and townhouses and we want a SFH. TIA!

Clarendon would be a great choice for you. Many places are within walking distance -- e.g., Whole Foods, Barnes & Noble, metro, restaurants, public library, parks, play grounds etc.

13:16, I suspect any SFH for under $600k in Clarendon is at risk of being condemned.

Columbia Pike closer in (as in east of Glebe) might be worth a shot, and there might be something along Arlington Ridge/23rd St. near Crystal City.

Falls Church City *might* have something worthwhile for under $600k, and Vienna that will get you an expanded rambler. Old Town Fairfax might be worth a look as well, as you'd get a SFH in your range fairly easy.

Where do you work? That's what will matter the most, IMO.

Nothing inside the beltway for that price. Reston is the best bet.

An older Vienna house within walking distance (maybe via the W O & D trail) to The Church Street area is one of your better options. I agree with PP that Clarendon is probably exactly what you're looking for but is not in your price range unless you get very lucky or are willing to do a lot of work on a SFH.

I live in a neighborhood called Falls Hill in the part of Fairfax County just outside Falls Church. It's walkable to metro. You can also walk to the Giant, Starbucks, etc. on Rt. 7 and another Starbucks, Whole Foods, Trader Joe's, ,etc. the other direction on Rt. 7. The walks are about 1 mile each so not totally close, but easily walkable.

I second the suggestion for Falls Church City - we live an easy 10 minute walk to lots of restaurants, a library, drugstores, Starbucks, and the weekend Farmer's Market. There are several houses on my street for sale for around 500K...

High View Park, north of Ballston. You can still find older, fixer-upper house for under $600k.

There's something up with that area of N Arlington and I've always been curious about who lives there / buys there.
Nestled smack in the middle of the pricey / well-kept homes, this neighborhood has trashy looking front porches, cars, junk in the yards, etc. Just curious what's going on there - it almost looks like it could be high crime, but the stats don't seem to show it.

It is traditionally an African-American neighborhood, but that is changing as more of those smaller houses get torn down.

PP is right - you won't find much under $600K walkable to Clarendon. There's one house right on Washington Blvd which was actually nice, for $575K, and worth a look, but that's a busy street. http://franklymls.com/AR7579304 The one on Bryan Street for $575K is SCARY, and the kitchen would have to be gutted.

Be very careful about Highview Park - avoid Cameron and Culpeppar if you can. I have friends who recently lived there and said their cars got broken into multiple times. If you get farther West, Edison/Emerson are better bets. I saw one on Edison and the street was ok.

There's a small-ish house that just listed in Bon Air that might be worth considering - Bon Air is pretty close-in and the schools aren't bad.

I used to live in Highview Park (the side of Lee Hwy where the KFC is, not behind Heidelberg) and I walked around at night all the time w/no problems. The only crime committed against my property was by a drunk college student behind the wheel.

PP - i haven't heard about issues in Highview park north of Lee Hwy. (i'm the 14:39 PP) - I should have specified that I heard that the area around Cameron and Culpepper SOUTH of Lee had had issues. My realtor confirmed that; she didn't even want me looking on Edison and Emerson, but I did anyway.
