Recommend your kitchen contractor for an under $30K full remodel

We need to do a full remodel, including removal/rebuild of a non-load bearing wall, new flooring, and new cabinets. We'll have to move electric lines, but probably not water lines. We're looking to keep it under $30K with cabinets and new mid-range appliances. Any contractor s recommendations?

30k? good luck - I think you're looking at a home depot kitchen for that kind of money. I'm really not being bitchy, but describing all the things you need to do, you're going to have to increase to about 50k.

7 yrs ago I redid my kitchen using kraftmaid cabinets that I got from their wholesale dept directly rather than going through home depot or lowes. I also removed a wall, had a friend who cut granite, redid the floor etc... (didn't move any gas, water or electric). The cost was just over $40,000 and that was with a contractor who is a friend of the family. I think you are looking at upwards of $50,000 to do what you want.

Agree with the pp's that your budget is likely too low. Although it may work if you have a very small kitchen. But you will be surprised at how things add up. Labor will be the most expensive part of it and if you are doing lots of electrical work, that will add costs.

I'm an interior designer and everything you listed won't fall anywhere close to $30,000. I've worked on some modest kitchens with modest cabinetry, appliances and finish selections (no moving of electrical or walls) and they have averaged out to $65,000. And when I say that I would say that price would be a starting point for what you have listed. I'm not saying this to scare you but you really need to research the cost of everything you want to do before you start. You can pretty much count on your kitchen costing 25% more than what you're going to be quoted by the contractor. So do a lot of research and really question any contractor that would do all that work for $30,000.00.

OP here -

I dont know if a "home depot" kitchen is meant to be an insult, bc I happen to think they have some beautiful things at HD.

We dont need to do custom cabinets and just want a regular ceramic tile floor $1K. Our appliances are approx 6-7K. I dont think $30K is unreaonsable. I just need a mid-range contractor.

Interior Designer poster here again. Don't take the previous posts as something to be defensive about. It's just that unfortunately $30,000 is very unreasonable. Nothing wrong with HD but even buying from there you still won't meet $30,000. Maybe if you do the construction yourself you could. But labor alone will be a huge chunk of your budget. My mother just renovated her kitchen. She moved no walls, electrical, plumbing etc. She did do new flooring, ikea cabinets, granite and new appliances. She spent about $45,000. Nobody is trying to offend you they are just trying to tel you to be fully realistic before entering into this costly and time consuming process. Just because you feel it's realistic doesn't make it so. Trust me I've done numerous renovation from low budget to high budget.

Can you give me a rough breakdown on her costs? How much did she spend on each part? Cabinets - materials/labor? floor installation? Countertops?

I don't know the breakdown but the cabinets and labor will be the major chunk of your cost.

I don't know the breakdown but the cabinets and labor will be the major chunk of your cost.


The guy at HD told me to figure $135-150 per linear foot of cabinets, which puts me at $5-6K for cabinets and they charge $79 each for installation. I just dont see where the $45K comes from and why its unreasonable to get it done for $30K.

There are so many other nuts and bolts that go into building a kitchen. The labor for moving electrical will be significant along with the cost of demo, re-framing, drywall, painting, appliance installation, cabinet installation, tile installation, and then add on the cost of tile, cabinets, granite (which has to be custom because it has to be site measured and templated for your kitchen and appliances), appliances, light fixtures, door hardware etc... I know it's not making sense now but you haven't started to factor in all the labor on top of cabinets. And then any additional bells and whistles are of course an upcharge. Just have someone quote it. You'll just have to find out for yourself. I've done this for 15 years, I promise I'm not lying to you to get my jollies.

OP, we did a Home Depot kitchen with mid-range appliances and ended up spending 34k. It can be done. You have to remember that what DCUM posters consider mid-range is not what the general public considers mid-range. Everything does not have to be custom and Calcutta gold marble for a kitchen to be a good space for your family. I also wouldn't expect an interior designer to work with lower priced contractors. If you are paying for a designer, you are also paying for more expensive everything else. Go to HD, talk to their kitchen designers and get a quote. Knowing what we spent for each component in our space won't help you since we probably have different spaces.

we renovated our basement for about 20k. People said it could not be done.

New subfloor and bamboo flooring, new drywall throughout, new walls separatnig laundry room from main room, new wiring and recessed lighting, new ceramic tile floor in the laundry room and new bathroom (there was an existing toilet but we build a huge bathroom, did a tile shower and jacuzzi and obviously a lot of plumbing). New paint throughout. No changnig outer dimensions or load bearing wall work. Inexpensive materials for the most part (lowes and home depot). No architect, we did our own design, and picked out all the materials ourselves with our contractor.

We are going to get a quote for our kitchen (though we will bemoving a load bearing wall) and will get back to you. I find a kitchen harder to do without a designer, however--a basement is a pretty basic layout, but designing a kitchen takes some skill, though people at the place where you get your cabinets might be good enough.
