There are people on this board who cannot imagine what it means to not be able to afford $1m houses and Big 3 private tuition.

Just ignore them. IME, the markets you mention, West Springfield and Keene Mill as well as surrounding schools, are hot and move quickly, but if you're able to move fast, will have something in your price range. Maybe not West Springield, that is the most desirable area and nearly impossible to buy there. But the other areas are doable.

Sometimes it’s easier to swing eight grand a year tuition than upping your down payment $50k. You do what you have to do.

WSES is the most sought after elementary in the WS pyramid, I’d say, and the neighborhood has the lowest inventory. So that’s accurate if you’re just talking about the west Springfield pyramid.
