OP here.

i walked through that development (yes you can do that) many times. it's very central, which is nice, but doesn't feel any safer than locust point or any harbor high-rise. my fear in baltimore is that i would be robbed on a gun point while walking down the street, say. or perhaps car-jacking. there are many many condos and homes in baltimore where you are safe from a break-in - i don't really feel like that's a big issue, safety-wise.


Yes, but the street and only entrance is gated off here? So you’re not worried about someone coming up on you as you pull out the car or walk your dog in front of your house. I mean - once you leave for groceries all bets are off but that at least is some comfort I’d imagine.


i live in one of the high rise condominiums. i feel very safe.

oh, and also - those smaller homes in the same lane can be had for like 700k or something. i've been in one and they have a bad floor plan. there are also empty docks where they were supposed to have a marina but they won't have it, i think, and it looks a little depressing - the development next it to, while not as high end, has a beautiful beachy vibe. his home is certainly much better than these but i can't imagine it be worth eight times more. it just seems to me like he was used to LA prices and didn't fully adjust.


By next it to it what do you mean? On the main street or on a separate pier? And does it have 24/7 security and a gated entrance like this one?


there are two types of these homes - some are facing the street (no gate - but some of them are large and beautiful) and some are on piers. I have been to both and there are homes that are on piers (behind the gate) which are around 700-800k. i still think he overpaid for this... I like the harbor area I wouldnt certainly pay so much for it.

There's quite a bit of difference between the units. Unit #151 is listed for $829K. It has 3 BR, 2.5 BA and is 2929 sq ft on 2 levels. The double unit #162/163 which sold for $6.25M is 9069 sf and has 6 BR, 10 BA (7 full, 3 half) on 5 levels with many luxuries including a private indoor elevator, sauna, home theater, multiple verandas and a private rooftop terrace, plus a 4 car garage. You aren't getting those amenities in the smaller units.

off course they are very different - I am just questioning is it worth it and could it resell for that value?

btw elevators are fairly common in Baltimore townhomes.

It's worth what the market with bear. Since two units have sold for high prices (the double unit I quoted about at $6.25M and the one Spacey bought at $5.6M), clearly the market will pay that price for those large units.

That’s actually cheaper than what the market will bear. 9,000 square feet in the heart of Baltimore - brand-new construction. Ridiculous steal for $6 million in any major city. As long as prices keep lowering in Baltimore you’ll get this and more.
