| This is OP. We are thinking about CCDC too but it's farther from downtown and not near the river--not dealbreakers but certainly things we're thinking about. It also seems like less of a community feel but correct me if I'm wrong. |
Living near the river is awesome! We are in Bannockburn and go walking/running along the canal frequently, and our friends in the Palisades do the same. I would never chose CCDC over the Palisades, but a lot of it probably depends on how much of a nature-lover you are. Our friends love Key and their neighborhood definitely has a ton of kids and a great community feel. |
Palisades is also off the beaten path. Which can be a good thing, especially for crime. |
I prefer CCDC but if I worked in Arlington I would also choose palisades over CCDC. Actually I'd probably just live in Arlington. As far as a commute into downtown DC whether palisades or CCDC is better depends on where you're going and whether you want to take metro or not. |

| Sorry, I know everyone has their own taste, but CCDC is far prettier than Palisades. It has tons of trees, big yards, and old colonials or new England style homes with front porches. Palisades is like a weird mix of run down old houses, 70s and 80s specials, and newer McMansions. Not my cup tea - I prefer the traditional beautiful old homes and don't want to live next to the 70s or 80s eyesore. Sorry! I also think the air traffic is a deal breaker and find Rock Creek more useful than the river, unless you row or paddle every morning. Palisades may be closer to Virginia, but it is not closer to downtown DC. Palisades Park to the White House and Lafayette Park to the White House are both 5 miles - exactly the same. If your in the Palisades you are kind of stuck with Macarthur, Canal, and Foxhall - all of which have dreadful rush hour traffic. In CC, DC you can go countless ways with Connecticut adding lanes during rush hour, Rock Creek Pkwy, 16th, and lots of neighborhood thoroughfares. Also, no metro option in Palisades, just the bus. Not to mention that CC, DC has far better shopping and amenities in it's backyard. There is no comparison for amenities on Macarthur vs. Connecticut. Sorry, it's just a no brainer. |

I totally agree with you but would just note that the commute is better to certain parts of the city (for example, SW) from Palisades. The air traffic has ruined the areas along the river, and Palisades is a largely unwalkable mish mox of housing styles. |

the only thing that separates Palisades from CCDC is home prices.
You can get an amazing 4k sq ft home in Palisades for half of that in CCDC. Just check the comps. For that reason I bought a house there are absolutely love it. I still bike to work so traffic does not impact me at all, just bike on the river trail and am in downtown in under 15 mins bike ride |
Palisades is cheaper both because it's remote and because property values reflect the noise pollution from planes traversing DCA flight paths. |

-no one here reads: airplane noise was something OP specifically did not want discussed -"airplane noise troll" probably lives in CCDC -"airplane noise troll" is almost certainly one person, all the comments on the subject sound suspiciously alike As for actually living in Palisades, I'd say: -Black Salt is awesome, probably one of the better reasons to live there (I don't, BTW) -the CCTC/Canal is good for a certain type of commuter -there's a fair sample of ho-hum amenities, but to delve into ancient history, losing the movie theater made the Palisades seem a lot sadder, especially since they just got a giant CVS in its place |
We lost out on a house in the Palisades just yesterday.
Massively bummed, but hopefully we will get in there sometime soon. |
