The neighborhood that is behind the shopping center on Kings Hwy has what's you're looking for....near Jefferson Manor Park. I lived in that general area for about 10 years - left about a year ago (though I still own a condo there). It's taken a long time but the entire area is on the upswing....but I wouldn't expect anything like what you saw in the prior to the 2008 bubble bust. That goes for Route 1 as well - though there are still, sadly, pockets of higher crime areas. Just do your research. |
The neighborhood is called Jefferson Manor and is made up of brick duplexes built in the late 1940s. Very diverse community. Cute yards. 5 minute walk to the metro. |

As has been pointed out, Huntington is the area bounded by Telegraph Road and Route 1. Huntington has a large area with a lot of smaller WWII townhouses and SFH, some of which are in the process of being purchased and rehabbed. This area of WWII-built housing is slowly, and unsteadily, gentrifying. The area near the Metro station is improving the most quickly and the most steadily, especially with the new condos that have gone in. Huntington also includes a very well-established and extremely nice gated 5 building condo complex complete parks indoor/outdoor pools, tennis courts and treed parks. Huntington is directly across from two of Alexandria's most nice and expensive communities - Old Town and Belle Haven - with the Beltway and Route 1 being the divider.
There is one poster who is vociferous in his/her lamentation about Route 1 and clearly has a strongly held view. I don't agree with that poster about this particular section of Route 1 but I doubt there is much on which I would agree with that poster anyway. In any event, I hope this information helps OP. Good luck in your home search. I am not a realtor nor am I a Huntington resident. My husband and I are Alexandria residents who invest in real estate. Huntington is one of the areas in which we own rental properties. As I pointed out in a previous post, choose your block carefully. We look for blocks that have at least one or two houses that have begun to turn so that we know that we are on a block with like-minded people who are invested in their community. FWIW, Huntington also is one of the most racially and ethnically diverse communities in Alexandria and people of all races and ethnicities actively participating in the gentrification. |

I can't speak to the schools.
This area is definitely one of the most affordable places to live close to a metro stop (excluding PG and EOTR DC). The walk to the metro is not great, though that one new development makes the area a bit more attractive. AFAICT none of the new developments have any retail. Probably because this really is not a walkable area, and perhaps because there are still sufficient "QOL" issues that developers feared retail would deter residents from their buildings, rather than be an enhancement. There are a couple of nice little parks in the area. The real missing link is easy walking/biking access to Old Town Alexandria. OT is pretty close as the crow flies, or by car, but the walk from Huntington to Old Town is dismal. I suppose you could just take the Yellow line the two stops. |
| I agree that Route 1 hits this area hard. It is the same for most of Alexandria in Fairfax County. Route 1 absolutely destroys the school ratings. |
