What's the deal with Cheverly, MD?

Looks like the Flavor-aid is strong in Cheverly.

No it has nothing to do with drinking any "flavor aid". environment. Good community...very diverse. ..people are friendly and look out for oanother. After living in the especially "me-centric" areas in town, I'll take Cheverly any day of the week.

Please don't think we buy into any brainwashing here. It's a good place for u oung families to come and raise their kids in a safe environment. The people are great...the area us clean. So what if we dont have all the "cool, hip" Capitol Hill style places to go? Give me honest, real people like the ones here any day. They got your back.

We've lived in Cheverly for 12 years now and it is a great place to live if you have small kids and are interested in meeting people. Because the cost of housing is relatively low, there are a ton of stay at home parents (moms and dads). The local parents organization is very active so you can build a social network very quickly if that is important to you.
The local schools are a concern. We have a child at the local elementary school and it is a good fit for us. Is it as nice as the Friends School? Nope, not even close but it is a good public school with loving teachers/staff and great kids. We are planning on staying here as long as the schools serve our needs. The local middle and high schools are not and option for us so we will have to reevaluate when we get to that point.
The biggest draw is that it is a 15 min commute to my job and the housing cost is low enough that we can afford a big house and my spouse can stay and raise our children.
As far as safety goes....no where is completely safe. But in the 12 years we have lived here we have never been a victim of crime. I felt comfortable walking my dog around the neighborhood late at night. We lived in MoCo before we moved here and our car was broken into 3 times in a year.
Another plus is that traffic is pretty light given the proximity of the city.

I moved away because of violent crime.

Also, we sold our first house at a significant profit and our current house is worth about 15% more than when we bought it 5 years ago. The property values are recovering from the burst bubble, it just didn't happen as soon as other parts of the DMV.
We have a ~2800 sq ft house (6br, 2.5 bath) and it is currently valued at $375-ish.

What's the outlook for this area? It seems to be a sleepy neighborhood without many plans for additional development that could raise property values. For reference I'm comparing to Hyattsville and all the Route 1 development. I want to be near a metro station and these two neighboorhoods seem to have the best balance of affordability, (relative) safety, and some appreciation potential.

It is amazing to see how much home prices have gone up in the past 2 years. Homes in Cheverly are now being sold for high 400k-600k

It's very MAGA

It’s not that MAGA, it just has a lot of religious politicos.

It's interesting that you think it's MAGA because I have a friend who lives there and she said there's one openly Republican family in her part of the neighborhood and they all call the cops on them for stupid things in the hopes that they feel unwelcome and move. Maybe it varies by block?

Cheverly is filled with dollar-store Stepford wives.

I have lived in Cheverly for over a decade and it is definitely not MAGA. There are a number of religious conservative families but it is not a MAGA vibe.

If the yard signs during the last election were any indication, it skews heavily Democrat. (I think if you looked up the voting data it would bear that out.) I think I saw one Trump sign in all of Cheverly. That doesn't mean there weren't people who voted for him, of course, but it's a far cry from "very MAGA."

Sure, Jan.

In both Cheverly precincts the results from the past election were 91% Harris, 7% Trump.

Did you ask this "friend" why the cops were called? Maybe the things were so "stupid" because calling the police without a legitimate reason would be a crime.

It’s like silver spring but even worse schools and surrounded by some of the worst parts of the metro area. It will always be held back comparatively.

It does have some charm and value being so cheap but if it has some appreciation potential is the wrong question as most houses will go up over time with inflation if nothing else being an asset. The real question is will it even shift away from being a family bedroom community in a bad area
