Help me justify to the owner a land swap

OP here- glad you are all so amused. My last post here if I don't get serious responses. We would potentially agree to buy each other's land - our house is new- theirs is 60 years old. We want for them to buy our house (which is very high end and they like) and we do an even swap on our land, can anyone provide a real constructive idea of reason why we would want to sell vs build new.

That is what I was taking from it. Also, OP wants to rebuild something very similar to his/her current house but done right.

Re-read your first post. It did not make any sense. This makes more sense. Honestly, you should just write a new thread, if you can have your sane person post it.

You have a 4,000 square foot home located next door to a crumbling 1950's tear down. And you would like to swap homes with your neighbor....hmm. Really?

Or

You have a newish 4,000 square foot home located in a lower cost of living area that you would like to swap for a 1950's house in a premium DC Metro location?

Well doing a renovation on your house would be much easier from a logistical stand point. But I suppose you could approach your neighbor. They sell you their house for $10, they buy yours for $10. But that all just seems like a logistical nightmare

I think they want $10/$10 for the land and then neighbors buy new house for extra $10 and op gets teardown for free to build new but butter --not that there's anything *wrong* with the new house they built already she is trying to convey.

What I got is that you want to take your neighbor's land and give them yours.
Question 1: Why? Because they have more land? Better property lines?
Question 2: Why not just keep living in your fat house?

You want to swap equally sized, equally valuable lots. The neighbor would pay for the new 4000sf structure that you built. You would pay the neighbor for their tear down. And then you would build a new home?

I think I understand a little.
Swapping houses would allow OP to have another chance to redevelop a property, because she is not content with the way she did hers.
She fears that if she offers to swap, the neighbors will think there is something wrong with the house they are being offered.

Is this right?

Would money change hands as part of the swap?

The neighbor would pay for Op's new 4000sf structure. This would enable the neighbor (who is older) to get a new house w/o dealing with construction or moving far away. Op would get the chance to build new w/o the cost of buying a lot. And maybe Op's new neighbor would be interested in a similar deal.
