2 Bedroom house for $1M?

What I don't like: Tiny, claustrophobically-hemmed-in "backyard" with almost no grass; kitchen counters and cabinets could use sprucing up (what's up with the cheap cabinet knobs?); strange layout; bedrooms not huge and green bedroom seems to have little wall space for furniture because of the multiple doors; the view from the front of the library/office gives a vista of a long weird stretch of three rooms; what they call a "sitting room" looks like an entry foyer (there is a main door to the outside and then a large closet which looks like a coat closet); I don't get the three different materials for the walls and ceilings in the family room; the "office/bedroom" flooring is so unattractive (is it wood tile? what the heck is it?); the variety of floorings on the main level make me dizzy; the basement bathroom looks like "Silence of the Lambs" with that stucco;

What I do like: I like the wood stairs to the large basement playroom; the upper-level bathrooms are pretty good for AU Park; the house gets a lot of light.

But a SFH with TWO bedrooms?? Come on! Whoever did that addition misfired. And a two-bedroom SFH for $1 million just strikes me as ridiculous. But I agree with the PP who said it will sell.

OP here, I know the street well as I live 2 blocks away. The location is really nice and no garage isn't the problem this house has (one just sold on 48th with no garage for over 1.4.) The addition was terribly conceived and the 2 bedrooms is the problem. I'm stopping by the open today to check it out in person.... I will be curious to see what happens with this one.

It will be under contract by Wednesday. You could sell a teepee in AU park right now for close to a million.

So. A living room and 4 other pass-through rooms to...sit in.
This is an odd set up. Perhaps add a full bath on to the final room and make it a guest suite and bath.

Yikes, I have a very similar 2bd house in south arlington. My back addition is fabulous and house has tons of character, but I suspect I will never be able to sell. The legal 3rd bedroom is a small addition off kitchen. Oh boy. Sell in AU but not where I am located.

This makes me very happy. We bought our 5 bd, 4.5 ba house in AU park about a year ago for $1.1M. Guess it is holding its value.
