This is not some standard US custom. I've bought and sold several houses in 3 states and never heard of this and I am from this country. That being said it is pretty obvious from the way the invite is worded.

If OP's first language is not English, the confusion makes sense. It's nota custom issue though, it's a reading comprehension issue.
