architect for MODEST kitchen/house reno?

Keep in mind the architects % usually is capped at a $ max as well.

Not sure where you are located OP, but try Upton Architecture in Kensington. She works on projects that are more modest than the typical Potomac Mcmansion.

+1. You don't have to work with an architect on a percentage of construction costs. Once the scope of work is defined you can negotiate a fixed fee - just be prepared for costs to increase if you increase the scope of work.

Very first thing, kitchen cabinet’s area is noticed by all people. So it is better to start the remodeling process from there. Fresh coat of painting on exposed wall makes beautiful look. At the same time using of room smell fresher also make look as well. Below items are also included for remodeling,

so, if I think about remodeling my kitchen, I can start by going to the CVS and buy the "room smell fresher"? because it "make look as well"? now I understand why "remodeling is very cost effective"

Heh - I'm not loving it while I live it. I wish these guys had just told us they don't design projects in our budget range. I think what happened was they were slow so took our job, we loved their aesthetic, and now we are both not enjoying working together...

OP here, I'm still looking for recs. Jennifer Fowler's website very promising, but she's only working on cap hill and dupont right now. We are in unfashionable 16th st heights. I looked at the above recs and am just demoralized. the first one looks like someones thesis project--plans for a metro station? No evidence of any residentiald design experience. THe second one seemed great, but more than one very worrisome review on yelp gives me significant pause. Another architect never responded.

I thought small project architects were all looking for jobs?! Two years ago I met one who was babysitting in her spare time. Now either my 80k project is too small, our location is not central enough or something.

Just out if curiosity OP, how much of your $85k budget are rou planning to allocate to the architect for your project?

Yeah, I don't think you need an architect for a project that size, OP. Get a good builder who can help you design it. A good builder will be able to figure out the load-bearing issue pretty easily.
