Well said, thanks.

Four troll posts in a row from Crazy Marshall Lady in, what, five minutes? Don't you have some chain link fences you could polish?

OP - maybe too late, but...

We back to a semi-busy road and even on the most perfect weather days we can't have our windows open on the back of the house. For example, the other night we had our bedroom window open but every time a bus came by we had to pause the TV because we couldn't hear.

We did plant some trees, which should help someday, but if I had to do it again I wouldn't.

I wouldn't buy that house if you have an aversion to sending your kids to Marshall and they are young. FCPS has talked about eliminating split feeders and Lemon Road is a split feeder that goes mostly to Marshall. It could be sent entirely to Marshall in the future. I have no aversion to Marshall. We're in the Marshall boundaries by choice. I just thought I'd point that out since you mention the schools.

Lemon Road ES physically sits wihin the McLean boundaries and all the homes east of Pimmit Run assigned to Lemon Road, including this house, go to McLean. FCPS can always change boundaries, but this change isn't one they've suggested yet may be coming. They have talked about moving other areas currently zoned for McLean and Marshall to Cooper/Langley, but have not made a formal proposal. What happens down the road when there is more housing in Tysons is anyone's guess.

As marshall boundary continues to get richer the perception of mclean being better lessens, just like langley vs. mclean back in the day

Your budget is $1.25m and you would even consider a house on a busy road or with any issues? No way!

As new buyers move into falls church hs boundary the perception of marshall being better lessens, just like madison vs. marshall back in the day.

Pending contracts in various school districts on properties $1M or over:

Langley 75
McLean 44
Madison 31
Marshall 10

Realistically, people will continue to view $1M-plus properties in the Langley/McLean/Madison districts, such as these homes off Kirby Road, as safer investments than similar homes in the Marshall district.

Pending contacts means nothing when inventory in marshal is lower

Maybe in 20 years but the other schools mentioned are all rated with high sol at the same level with marshall traditionally being less sought after. Now that the sols are the same there is no logical reason why marshall should be lower besides historical bias. Falls Church high scores are poor and until they change you are taking a gamble.

Inventory is lower because it's a less expensive area. If one were able to factor in the additional teardowns, the differences would be even greater.
