Where do you work?

If you don't have to commute, then I'd focus on something in Loudoun or Frederick Counties, either in downtown Leesburg/Frederick, Ashburn/Urbana, as your family/likely travel patterns dictate. Less traffic in day-to-day errands, you can get a nicer house for the $$$, etc.

You should be able to get something in (any of) Fairfax, Burke, or (maybe) Springfield; likewise you can get something in Gaithersburg or Rockville for that price range.

We bought a fantastic house on a 1/2 acre in Lorton off 123 last year, South County HS, for $450K. The former prison stigma saved us at least 100K, and we LOVE the park that the former prison has become. Win, win. Lorton to DC on the VRE is SO much better than Metro from Springfield, and we got SO much more house and yard than when we were looking in Burke and Springfield!!!

I think you will have an easier time trying to find a home to rent for $2K then buy for $500K.

Agreed. We rent in Tyson's (not Pimmit Hills) for 2.3K homes are 600K+. Easy choice for us not to buy.
