What's wrong with this house in McLean?

I think it's a lovely home (though not w/o minor flaws) in a fabulous, very desirable neighborhood. One of the best in McLean. However, it was not well priced initially.

Classic example of why it is important to price correctly out of the gate.

The fact that McLean Hamlet is so close to the intersection of 495 and the DTR is a turn-off for some buyers.

We looked at this house, too. The floorplan is one that cannot be easily remedies -- i.e., the only half bath on the main floor is accessed THROUGH the laundry room. That, on top of the initial price, turned us WAY off.

I drove by this house today and walked around the block. The noise really is minimal. Did not go in, so can't speak to the layout. The neighborhood is amazing - nice, well built homes - not MacMansion at all.The lawns are all well kept. Tons of mature trees.

Honestly, anywhere in the DC metro area inside the beltway is going to have some level of air pollution. I wouldn't let a theoretical risk keep you from buying a house.

McLean Hamlet is outside the Beltway. It is a nice neighborhood.

Its a little overpriced and i think it was as is but i am not sure.

Sounds like there is some sock puppeting.

That said 880K is way more than I would pay. 700K is more reasonable for a home needing renovations & near busy roads.

Same PP. Actually I remember two homes selling near 495 same bedrooms, need of updating. It took time for them to sell at 600-650K

A home in McLean Hamlet will never get as low as 700k unless there is a huge change in the real estate market. I don't live anywhere near there, just looked at the Hamlet when I was home buying.

You have to know the Hamlet. A house just sold with the beltway as its backyard neighbor and bulldozers as its side yard (recent bridge work) and in full view of the busy main street. Also that enitre cul de sac serves as a staging area for salt trucks waiting to treat the beltway. It recently sold, rather quickly, for $825,000 as I recall.

I don't live I'm McLean Hamlet but we've looked there and seriously considered it. There is no way a house there would sell for what you are suggesting. It's a desirable, established community in a good school pyramid. Perhaps the houses to which you refer we're not in sought after neighborhoods or good school pyramids.

I live 10 minutes away. 880K is ridiculous considering the new metro, express lanes, etc. it's essentially in the middle of commuting chaos.

I would not live in a house near a highway especially busy commute intersections. Being in close proximity to traffic is a no-go territory for me personally, but I see the appeal of such places from the perspective of easy access to things.
