According to Craig's list, you can get rooms for rent (not always group homes, sometimes just one roommate) for under $800 in Tysons. There was a basement floor of a townhouse for $880 and single studios/1-BR for $950.

I don't think they are filled with gang members. I had a colleague who was an older professional woman who lived in one with no problems other than roaches. She has been transferred and had kept her house in the Midwest and didn't want to rent it out. So she lived in the crappy efficiency to save money and have a short commute.
