Tell me about your family-friendly neighborhood in Arlington

Anonymous wrote:Houses in North Arlington (which is where I would assume you would want to be) closer in generally fall into a few categories:

1) Tear downs that have been rebuilt with no lots for 1.5 million.
2) Older houses that are small and need lots of work for $800K+
3) Newer townhouses for $700-800K. Often the locations are great, and very close to everything, but the townhouses are packed in and back up to other townhouses or streets.
4) 2 bedroom condo's for $500K+

They're going for less than that. There are places within the $300-400K range.

22213 is a "hidden gem" zip code. Lots of new houses being built on the 10,000 square foot lots, but also some pockets of 1960s houses (Heather Heights) and 25th Street off Westmoreland. This zip is at the western edge of Arlington close to the East and West Falls Church Metros. Schools are either Tuckahoe or Nottingham, middle school is Williamsburg, high school is Yorktown

OP, I am not offering you this townhouse, just trying to give you a visual of the neighborhood. Check out the school triangle and the the map location. You can walk to Georgetown too.

We live in Waverly Hills and love it! Very, very friendly, neighborhood, great school, close-in location, just under a mile from the Metro. The neighborhood has a fair number of kids and the numbers seem to be increasing everyday as older folks sell their homes to younger families. Waycroft/Woodlawn is also a great neighborhood...feeds into Glebe Elementary too and teaming with kids. Good luck!

Take a look at Falls Church City. Just on the other side of Arlington, decent commute, extremely family friendly and a little cheaper than North Arlington. Also, I can't emphasize enough what a great community this is. Lots of events at the community center for the family, super nice people, etc. We love it here! Moved here in 2009.

For example - these are all in great neighborhoods, truly walkable to shops and restaurants, pretty walkable to the metro, and fantastic schools.

Not sure what your price range is, but these houses would all be at least $100k more in North Arlington and walkable to amenities. (note though, that if you want good schools make sure Falls Church is either Falls Church City or the McLean pyramid).

Ooh, be sure and keep your kids away from those dark kids who live in the wrong parts of Falls Church. You sound like quite a jerk.

OP, around here everyone advertise their neighborhood as being the best and thus, will encourage to move closer to them. But my neighborhood in Arlington is truly the best. Just move to Rosslyn and call a day.

Arlington Forest in 22203! Very family friendly neighborhood with tons of kids. $600-$700.

Ditto this. TONS of kids.

Some other neighborhoods that are family-friendly and offer good value ($600-750 range) are Dominion Hills and some parts of Madison Manor (the ones that are further from the Metro, basically). Also Bon Air but it can be hit or miss. Occasionally you will find homes in this range further north in Arlington but they will likely need a lot of work. You can find homes in this price range in 22203/22205 that are usually in pretty decent shape, although some are smaller than others. There are also a couple in Lacey Forest right now in this price range.

I would stick with 22207. Here are some great family friendly neighborhoods:
Country club manors (near country club hills but not nearly as expensive and feeds into the most desirable Arlington schools, close to all the bike paths and parks, kids play in the street)
Cherrydale
Lee heights
And if you can afford it, Lyon village

You sound like an idiot if you truly prefer Jeb Stuart or Falls Church High school to McLean high school or George Mason.

Not an issue of preference or affordability. It's about labeling other schools and, implicitly, those who live within their boundaries as not "good." Sad but characteristic of this status-obsessed area.

Anonymous wrote:Actually, quite a bit of Arlington is comprised of 1940s Colonials built to house military and civilians at the newly-constructed Pentagon. (sometimes I think a lot of people in NW or in Bethesda think that Arlington is only 1960s and 70s split levels!) Prices range from low $600s and likely need some updating to mid 800s which have already been updated and had additions. Usually the original construction is 3BR with 1 or 2BA.

Examples:

Cherrydale. 1939 clearly with renovations and additions.

Dominion Hills. 1940s Colonial that's been extensively renovated. I've been inside and it's beautiful: http://www.redfin.com/VA/Arlington/964-N-Lebanon-St-22205/home/11240914

Dominion Hills. Right next door. Kitchen remodel but no addition. http://franklymls.com/AR7773032

Madison Manor. Closer to the metro. Some updates and a small bump-out addition.

This is actually Waverly Hills and right near where I live. While I love Waverly Hills and its family friendly atmosphere, this house is totally overpriced. It is not really renovated at all and the back yard is tiny. It is actually a similar style house to the one I live in (although we have a finished basement), and I don't think our house would sell for more than $675,000 if we put it on the market today.

Thanks, PP. I'm the PP who posted the links. We live in Dominion Hills, which is why I know the two for sale there. I'd seen the Utah St online and had contemplated going to look, assuming based on the price that it had some major renovations.

We're considering whether to move or renovate our own home so I've been watching 22205 and 22207 listings
