You never heard of paint? Seriously, the price of a dwelling largely depends on the neighborhood and lot it sits on, the price of land, then the structure itself. When it comes to the structure the most important parts of it are those that are very difficult to change, like layout, and parts of it that are easy or difficult to work with, like lack of space to have 3 bedrooms on one level or 2 bathrooms on one level, etc. Interior cosmetic stuff like paint or decor is not costly to change.

I didn't notice until someone pointed out that it's essentially a townhome. It looks like an SFH from the street. I like it and I like the area, it's totally livable for a family, but the floor plan would be difficult to work with if you have young kids because the main bedroom is on a separate floor from the other bedrooms (if you want to have a proper ensuite bath use). The other bedroom on the second level could be an office, a nursery or a sitting area. I don't like that the upper floor has only one bathroom either, and the main level has no bathrooms, which means you have to go up or downstairs if you are using your living area to go to the bathroom. I suppose there is space to put one.

Street probably is very crowded at drop off and pick up school time. That would be annoying for me--are there residential parking restrictions out front?

No main level bathroom. I've never lived in a house that did not have a powder room on the main level. Even the townhouse I rented had a powder room on the main level. That is a hassle for $1.5M to go up/downstairs every time someone (like a toddler, small kid, or older person with knee or hip issues) has to use that bathroom.

Spacious dining room I like! Narrow, very blue kitchen, no thank you. Ugly swirly staircase rails, imo. The deck and back look nice.

The schools in NW DC are better than old town. And you’re probably closer to your job. And you’re right next to Rock Creek.

Maret across the street is annoying. The road isn’t that busy aside from maret. It still seems like a deal. Liveable and walkable and calm safe neighborhood.


There's a bus that goes by that house.

People who live in this neighborhood probably consider that a good thing? I mean, you walk outside and you’re downtown or on Wisconsin in a minute? Also, that line doesn’t run many buses.

I’ll bet it sells for $1.7 at least. This house a few blocks away is a good comp and sold for $1.83 (listed for $1.55)
