Why no open house on this Falls Church property?

This isn't in Falls Church City, but it's the least expensive single-family house zoned for Haycock-Longfellow-McLean currently on the market, so it would normally go fairly quickly.

Was this recently? We bought a house about a year ago and this was definitely the case then (the house we ended up buying had one afternoon of showings, no open house, and multiple offers and our escalation clause had to go into effect -- I forget how much over list we paid, not much, but there was a bidding war, and we had lost another house that we bid on that had like 10 offers, half of them all-cash). I ask if the experience you are citing above is recent, because everyone says things have cooled a lot over the last year.


This has been in the last month in NOVA. I was incredulous at first because I also heard how bad the economy/housing market was. I even went to one showing with her and it was packed with multiple offers already in hand.

I guess there are not a lot of houses for sale inside the beltway and still plenty of people needing/wanting to buy them (especially with McLean HS, which the house in the OP link is zoned for).

Are you familiar with Falls Church? This is a prime location. Will be sold immediately, no open house necessary.

This is the same for every house with a basement. And even with the basement, it is tiny.

It’s over 2k square feet. That is not tiny. Is it a McMansion? No. But those list at double the price of this house.

Even for houses that will sell after one weekend, it's dumb not to do an open house. What if someone who would have come to an open house would have put in a bid higher than everyone else? It's potentially leaving money on the table, plain and simple. We shouldn't make excuses for agent laziness. I bought my house after attending the open house.

An agent who knows the market well probably doesn’t need an open house on this property. The serious buyers and their agents are on top of the listings and have probably called them while it was “coming soon.”

I saw it.

It isn't small like a rambler and it isn't huge like the new construction around there -- it's kind of like a big three-level townhome but not attached to other houses. There is not much space between it and the adjacent houses except for driveways. The lot is small and steep and there is a garage but no real backyard.

One of the bedrooms is really small. Master bedroom is big with lots of windows and a master bath and walk in closet, and the other bedroom is average size.

The basement is finished and there is a room down there that has a big walk in closet, and there is a full bath down there. And the family room in the basement is big and has a fireplace.

First level is pretty but living room is smallish. The kitchen is a nice layout with a bay window, but it's old and I'd probably gut it. Builder grade cabinets, old appliances, etc.

Loved the porch. Did not love the lack of any real yard.

It's a 1.1M house assigned to McLean hs, and that is probably what matters.

Even a buyers agent usually won’t work with you unless you’re pre approved for a mortgage. Just get pre approval so you can make appointments to look. You don’t have to make an offer.
