The market is still going strong in that price range in N Arlington. It’s the higher priced houses (over $2m) and the more marginal neighborhoods in S Arlington that are starting to show some signs of strain.

For 30 years, prices have steadily risen.

North ARL market is strong for the ARL classics where the buyer might need to put in new kitchen and baths retaining the footprint and plumbing lines. They go under contract in like 1 week and have been closing over list. Elementary schools were Jamestown and Discovery - HS Yorktown.

You get buyers looking in Mclean and North Arlington but in ARL you don't get over crowded schools/trailers/potential for your kids to be present during multi year renovation if that ever happens for Mclean HS.

Not in 2008-2009, and then it took until Covid for prices to rebound in a north Arlington house I loved but didn’t buy.

Nah, we bought a move in ready SFH in N Arlington for under $1M in 2025 (pretty big lot too). If you don’t limit yourself to 22207 there’s options under $1M.


There’s literally one for sale in 22205 under $1m now that move in ready and it’s tiny. There are more SFH under $1m in 22207 right now.

DH and I owned one of those tear downs in Arlington. Decided we are firmly upper middle class and should be living in one of those fancy 3-4K sq ft new builds so sold our shack for like $1.2M and bounced to the burbs.

It is amazing the difference. Love living out here.

I'm assuming one or both of you don't have to commute?

OP - the only consistent time to sell fast is early spring to spring. Other times stuff can sit. Especially if you aren't priced particularly low.
