N Arlington new builds 4M+

I live in n Arlington and with teens all of their activities are in 1mile of W&L.
In winter time we are stuck constantly dropping off and picking up in ballston/clarendon because it is dark and they don’t want walk when it is miserable out.

The school is 1 mile from our house and I swear it takes me 30 minutes round trip to shuttle them to and from any time after 430.

Luckily they will walk 8 months out of the year but driving in Arlington is soul sucking.

You can have the 4m 22207 all you want, enjoy the commute to actual urban areas.

Urban areas in Arlington? Cough, cough, you mean walkable, not urban.

Driving in Bethesda traffic is much worse than 22201 Arlington where there is a grid of streets that all run parallel: Key Blvd, Pershing Drive, Fairfax Drive, etc. Of course avoid Quincy Street at 3:15. That road gets severely backed up.

Arlington students do get free Metro and ART bus passes and there's also the subway. No need to ferry the kids along crowded Wilson Blvd in the winter months. But I get it that not all parents trust their kids riding public transportation.

Arlington has large high rise apartments that are not permitted in DC so in that sense it can feel very urban. Maybe a bit sterile but also urban. I’m in 22201 and love the walkability and the neighborhood vibe. My kids take metro a lot or walk to ballston to meet up with friends. People complain about traffic but I find traffic to be so much lighter than when I lived in DC.
