N Arlington new builds 4M+

Thoughts on the N Arlington high end market? Surprised to see some new construction on RedFin priced in the 4s and low 5s.

What’s driving that? Feel like pre-covid $3M was getting absurd, and now we’re pushing $5M

Idk. But it sucks. We live in 22207 and can’t upgrade (have had more kids since buying) because there are only small houses from the 50s like our current home (under 1.5) and gigantic new builds approaching $4M

You need to re-run your search in Zillow or Redfin if these are the only results you're getting.

I am surprised to see it bc the quality of the new builds isn't great (and I live in a newer home so this isn't sour grapes). But good for those of us that already live here and own, I suppose.

Yes! My dad was a GC in the Northeast and he has a heart attack whenever we drive him past any new $3-4M homes going up in N Arlington where you can see the framing materials used etc.

Yes! My dad was a GC in the Northeast and he has a heart attack whenever we drive him past any new $3-4M homes going up in N Arlington where you can see the framing materials used etc.


That's funny- that was my post and my personal comparison is NY/NJ. Having lived in new builds in both places, I can safely say the NOVA homes (also looking at you, McLean), are a small step above builder grade cr*p. Thank goodness the land is where most of the value is!

Sounds like Bellevue Forest and Country Club Hills-- existing neighborhoods are nice and big lot -- or Lyon Village -- where you pay a premium for the location.

Sounds like Bellevue Forest and Country Club Hills-- existing neighborhoods are nice and big lot -- or Lyon Village -- where you pay a premium for the location.


22207 and 22201 mainly. Lyon Village/Park/Ashton Hts and 22207 along the river / country club areas.

Yes, I see a lot of houses in the upper $2M approaching $3M range, but far fewer approaching $4M.

Elite area, one of the best in the country. That’s why. I’d do crazy things to be able to own in close-in Arlington.

One in our 22207 neighborhood that just sold for 1.8

You can get houses built within the past 10-15 years for 2-3 million. They have all the amenities and size of new builds.

But yes, I agree that it is absurd that they are selling houses for 4 million dollars that are right on Military Rd. And I can't wrap my head around million dollars for N Arlington.

There are significantly nicer areas of the country than Arlington.

Arlington is only good if you can walk to the main areas.

I live in n Arlington and with teens all of their activities are in 1mile of W&L.
In winter time we are stuck constantly dropping off and picking up in ballston/clarendon because it is dark and they don’t want walk when it is miserable out.

The school is 1 mile from our house and I swear it takes me 30 minutes round trip to shuttle them to and from any time after 430.

Luckily they will walk 8 months out of the year but driving in Arlington is soul sucking.

You can have the 4m 22207 all you want, enjoy the commute to actual urban areas.
