Luxmanor house not selling

It’s nice and a beautiful area but the 1-1.5M tranche for a house in the suburbs is barren right now due to rates

ok, i just saw the pix of the walkin closet. It looks small.

It's priced too high, and houses of this size are sitting longer right now. Interest rates are scaring folks looking at this price point. Plus, people are going on vacation and prepping for back to school, so there's a good chance that it will sit through August as well.

The pricing is weird - I'm guessing the home owner was being a "challenge" for the agent and didn't want to price it correctly.

+1. Pricing history makes it seem like the owners are difficult. Wouldn't surprise me if they've turned down multiple reasonable offers.

A realtor told me that it was initially listed pre-flip but then flipped and listed higher.

Oh interesting. Redfin is missing that it's a flip. Looked up the property records, and it sold in February for $975K to the flipper.

You should read the listing. It's not 3M.

It's a terrible flip. So white. So basic. No trim no upgraded design ideas.

And you should read the sale history. It was priced at $3M before they came to their senses.
