Luxmanor house not selling

Save for some small bathrooms and a support beam in the basement, this house looks great! Huge yards, excellent location/schools. But it’s been sitting on the market for 5+ months. Any thoughts on why it’s not selling??

Overpriced for today’s market. This would have sold like hotcakes at the same time last year.

Small kitchen, very little storage and the exterior is not everyone's taste. Schools are not excellent, maybe good at best and could be even less so with the boundary changes.

None of this mattered last year. Boundary change was known. We were looking and homes in this neighborhood would disappear quickly. Market is slow this year.

Price - not a bad house but:

Looks like a cheap flip (not bad just basic finishes and no creativity) - cheap cabinets and fixtures, crummy closets without organizers, picture 40, door looks unfinished, picture 45, cannot be used as a legal bedroom without egresss windows.

Looks like original owners and they flipped it. Originally they wanted $3 million in Feb, dropped it to $1.2 million in March, then June $1.4 million.

Its a very nicely done clean up but not to justify that price.

There are so many houses in that part of Rockville that are well over $1 million. Frankly, you’d be hard pressed to find a house in that area under $1 million

It's a nice house. There is nothing completely horrible about it (though not a fan of the general design of the house) but it just doesn't justify the price. I'm curious why the upped the price in June if they got no offers since March.

I can't quite figure out their listing history and the sense behind their pricing. Start at 3 million and quickly drop to 1.2? Fails to sell so relist at 1.4? They're definitely pricing too high and I do like it but that first drop is wild.

Both need updating. So I don’t think price is the issue.

If a house isn’t selling, price is always the issue

Bad sellers market. It’s a huge lot for the area.
